Normalisation

Sources report variously in local currency, per usable area, per built area or per gross saleable area. We convert to EUR at the period-average exchange rate and adjust to usable floor area where a documented conversion factor exists.

City-centre and outside-of-centre observations are kept separate; the country figure is a population-weighted blend of the cities we track.

What drives the spread

Income levels, land supply, construction cost and financing conditions explain most of the international spread. Currency moves can shift a country's ranking by several places without any change in the local market.

Usable floor area wherever the source allows it. Where only built or saleable area is available we state that on the country page.

Which currency do you use?

Euros, converted at the period-average rate. Pro users can export the underlying local-currency observations.
