What is in the index
Where available we use the housing rental component of the official consumer price index, which covers the whole stock including regulated and sitting tenancies. New-let asking rents move faster than this measure.
Regulation matters
Countries with rent caps or indexation formulas will show smoother series that understate what a new tenant pays. Read the rental-law notes for each country before projecting rent growth into an underwriting model.

- Does the rent index include new lettings only?
- No, the official index covers the whole rental stock. New-let rents typically grow faster, especially in regulated markets.
- How does rent growth affect yields?
- If rents grow faster than prices, yields expand. Comparing the rent index with the house price index for the same country shows which way yields are heading.
