House price index by country
Our house price index tracks the change in residential transaction prices per country over time. We publish both the nominal series, as reported by the source, and a real series deflated by domestic consumer prices so cross-border comparisons are not distorted by inflation.

Index construction
Series are drawn from the BIS residential property price database, Eurostat's house price index, OECD analytical house prices and national statistics offices. Where several sources cover one country we prefer the official national series and note the fallback.
All series are rebased to a common reference period so that shapes are comparable, then converted to year-on-year and quarter-on-quarter growth for headline reporting.
Nominal versus real
A nominal gain in a market with high inflation can still be a real loss. In high-inflation markets, always read the real series before concluding that prices are rising.
Real growth is calculated by deflating the nominal index with the domestic CPI published for the same reference period.

- Most series are quarterly and are refreshed within days of the source publishing. Each figure on the site shows its reference period so you always know how current it is.
- Why does your figure differ from a local portal?
- Portals typically report asking prices for current listings, while our index uses transaction-based official statistics. Asking prices lead transactions and are usually higher.
