Rental yields by city

    Country averages hide most of the story. Yields in a capital city's prime core are often half those in its outer districts, and secondary cities frequently out-earn the capital. This section collects our city-level yield coverage across every market we track.

    Where city yields come from

    City yields combine asking-rent and asking-price observations for comparable apartment types in the same district, sampled quarterly. Where a national statistics office publishes city-level rents, we prefer that series and note it on the city page.

    Each city guide shows the yield range across its main neighbourhoods rather than a single average, because the spread is the decision-relevant number for an investor.

    Using city yields properly

    Compare like with like: a two-bedroom long-let yield is not comparable with a short-let studio. Our city pages state the unit type used.

    Check local rules before underwriting a short-let premium — several cities we cover cap or licence short-term rentals, which we flag in the rental-law notes.

    Consistently high city yields appear in Gulf markets, parts of Southeast Asia and Türkiye, while Western European capitals and East Asian financial centres sit at the lower end.
    Do you show neighbourhood-level yields?
    Yes. Each city guide includes a neighbourhood breakdown with price and rent levels so you can see the yield spread inside the city rather than a single citywide average.
