    Comparability

    Rents are converted to euros at the period-average exchange rate and reported per usable square metre for unfurnished long lets. Furnished and short-let rents sit materially above this level.

    Combining with price data

    Dividing annual rent per square metre by price per square metre reproduces the gross yield, which is a useful sanity check when comparing two markets sourced differently.

    Frequently asked questions

    Are utilities included?
    No. Figures are cold rents excluding utilities, service charges and local housing taxes.
    Do you cover furnished rentals?
    The headline series is unfurnished long lets. Furnished premiums are discussed in the individual city guides.
