    How we form a view

    Every insight starts from published observations with a reference period, not from sentiment. Where we make an assumption — an exchange rate, a vacancy allowance, a financing cost — it is stated inline so you can substitute your own.

    The four questions we test

    Is the real price trend positive after inflation? Is rent growth outpacing price growth, expanding yield? Do financing costs still leave positive leverage? Do transaction costs and tax leave enough margin for the intended holding period?
